A Step-by-Step Seller's Guide
Selling is smoother when you know what is coming. Follow these steps to get organized, present your home at its best, and sell for the strongest price.
Know Your Goals
Decide what matters most: the highest price, the fastest sale, or a move date that lines up with your next home. Your goals shape every decision after this, from pricing to which offer you accept.
Price It Right
Pricing is the biggest lever you have. We will study recent sales, active competition and buyer demand to set a price that draws strong interest in the first weeks, when a listing gets the most attention.
Prepare the Home
Declutter, depersonalize, make small repairs and deep clean. I can recommend trusted vendors and point out which updates are worth doing and which are not, so you spend where it pays off.
Market with Intention
Professional photography, a strong listing, social media, agent-to-agent outreach and targeted advertising put your home in front of the right buyers quickly. Every showing and inquiry is tracked so we can adjust fast.
Review Offers
We compare offers on more than price: financing strength, contingencies, closing date and the buyer’s pre-approval. If an offer is close, we can counter or bridge the gap with credits, timing or included items.
Accept and Go Under Contract
Once you accept, the contract spells out the deposit, financing, inspection and attorney review terms, and the closing date. I keep everyone on schedule from here.
Prepare to Close
Inspections, appraisal and any agreed repairs happen in this stretch. I coordinate with the buyer’s agent, attorneys and lender so every item is handled by the right party before closing day.
Close
You sign the final paperwork and hand over the keys. Before then, set up utility shut-offs and forwarding, and leave manuals for anything that stays with the house.
